Fully Managed Letting service includes complete management of the properties from tracking down and accrediting appropriate tenants and preparing legal documents, drawing the tenancy agreements, collecting the rent, registering the deposit and all property repairs, & maintenance. There is a fixed fee of £295 for the Full Letting Service, and then it is £60 per month for the Full Property Management, deducted from your monthly rental payments.

1.         We'll take photos, prepare a floor plan and erect a letting board at your property.

Property Photographs:  A professional photographer will be arranged to visit your property and take exquisite shots of your home. We will choose 8 of the most eye-catchy shots and send them to you for your approval before adding them to the listing.

Floor Plan: We will arrange for you the floor plan which you can keep. Floor plans are commonly used by professional rental properties.

A Valuation Report for rental or for sale properties: You can put your own price or you can check through website and we will provide you with the valuation estimates.

Help with Property Description: It is ideal to know what rooms tenants usually want to see, do tenants prefer bullet points or long description? We take pride in our ability to provide extensive tenant interest, and we will provide the perfect listing just for you! 

Next Pad Letting & Sales Boards: We will provide you with a letting board and we will erect it within 7 working days.

Property Advertisement:  Your property will be advertised in UKs largest letting network including Rightmove, Zoopla, FindaProperty, Globrix, and many more including a huge range of local sites.

Tenant Management: Next Pad deals with majority of enquiries and informing the landlord of any updates instantly!!

Tenant Referencing: A comprehensive tenant reference report is provided for each tenant. 

Tenancy Agreement: We will work in deliberation with you to create the right agreement for your needs. 

Deposit Registration & Standing Order Arrangement: The Deposits will be registered with Deposit protection scheme (DPS) and future rental payments automatically would be transferred from the tenant account to your account, so you will receive the balance on time every month.

Rent Collection: Rent will be collected monthly from the tenant & sent directly to your account. There is a charge of £60 per month for the Full Property Management, deducted from your monthly rental payments.

Property Maintenance: We will endeavour to resolve all property maintenance & repair issues as quickly as possible using professional services but with out the huge bills. We will discuss and agree on a limit that you are happy with and any repairs that will exceed this limit will need your approval before work takes place. All repair & maintenance costs will be charged to the landlord.

Recording rental receipts: We will guarantee that all rental payments are logged and conserved accurately on your behalf. You will receive a statement every month; in addition we will sum up the year for you. 

Safety Checks: We are offering Gas Safety Certificate or Electric Safety check service.Chasing arrears: If the rent is not received, we will deal with the case immediately. We will follow it up for you and determine what’s gone wrong.
